HOUSE SPECIFIC ISSUES
THE UTILITIES
Pipes:
Fresh WATER has NO IRON or galvanized pipes, including the
carriage house; all pipes 95 % copper sweat, 5 % brass
Soil Pipes (sewer), excellent condition, all fiberglass wrapped
Village sewer hookup
Pressure reducing valve with many new ball valves for quick
and easy shutoff, and with many separate zones
Heating system:
Oil fed
Hot water system, not steam
Furnace apx 1975 in excellent condition - for 22 years has only
operated between 120 - 140 degrees f which easily keeps the
house well heated without strain on furnace - burner has
been jetted for lower heat in firebox, again saving wear
and tear on system
House has large radiators due to original system that was convection
fed allowing furnace to be set currently between 120 to
140 degrees operating range
Heat sinks iinstalled with fans operate when furnace is running
directs normally lost heat into basement and helps cut way
down on heating costs
1000 gallon inground tank - installed around 1924 when chemically pure
iron was used in tanks and which do not rust, just like the
cast iron Victorian era piers in England - they don't rust even
in salt water.
Newly installed daytime/nightime thermostat saves oil costs over those
shown on oil purchases (installed 2/20/06)
Hot water for house is a new Bork 50 gallon oil fed system installed
last November 2005, and is glass lined. The hot water for the sinks
is separate from house heating furnace
The 50 gallon capacity insures hot water at all times,
with a very fast recovery if needed, and can easily supply several
hot showers and washing at same time
Bork is top of the line product
ELECTRICAL SYSTEM:
No button and pin or exposed early style wires
Most circuits are armor cable (iron wrapped around the cable
which also acts as lightening grounding
Some newer romex or plastic coted wires (currently used in
construction)
Original fuse pannel backed by main circuit breakers - fuses
are the safest backup to any electrical circuit as
conventional circuit breakers are unable to shutoff during
momentary arcing or shorts, and are affected by temperature.
As of January 2006, all new house construction will require
expensive "short interupt" devices to drop power in any
home that normal circuit breakers have never been able
to detect
HOUSE CONSTRUCTION GENERALLY
Structure of House
22" thick cut stone granite foundation rising 2 ft above ground
prevents termites and other critters
All outside exterior walls are lined inside between the studs
with concrete and bricks gives supurb insulation and prevents
condensation buildup because this method allows moisture to pass
through slowly.
This was the pre Civil War method used in the best built homes
and it keeps cool during summer while retaining heat during winter
House is extremely well built and is extremely solid
ROOFS
Upper roof is cement shingles in very good condition - this
kind of roof has no age limit
Asphalt shingles cover mud room - shingles replaced several
years ago - in excellent condition - no leaks whatever
Roof over back porch in fair condition - may be reshingled
shortly - replacement shingles are in yard
All other roofs on house are in original very thick copper
with no wear, leaks or acid damage
Full basement, cement floor, full access with nothing hidden or
covered up
House has original cedar clapboard siding and windows which
have thicker glass than currently used today giving good insulation
which retain more heat than newer conventional homes
Most walls and ceilings are original lath and plaster, no cracks
or loose plaster exists (basement excluded)

PRIDE IN OWNERSHIP OF THIS HISTORIC HOUSE
The house is situated 1/2 block from historic Main Street
on Fair Street, arguably one of the three best residential
streets in the Village next to Our Lady of Loretto Catholic
Church - this is a good neighbor seperated by the alley.
We can make as much noise, especially parties at 3am in the
kitchen without bothering next door. Only keep excessive
noise 8am - 1pm Sunday, and 5:30pm to 7pm Saturday. Occasional
funeral mostly during week day, or wedding for an hour or so
on weekend days.
Everyone in the Village passes by the house at some time during
the year, with most passing by all the time
This house is a favorite with Cold Springers due to its arcethure
originally, street location, and historic sugnficance to the
historical community
If taking pride in owning a house that everyone around is aware of
is an important factor in a purchasing decision, this house
should be at the top priority
House is famous in Village as being owned 1903 - 1957 by Dr. Clark
"Angel of Bellview" - and house is commonly known through
the Village and area
NOTE: This and only one other, the famous Robeling House 2 doors
towards Main Street, are the largest houses in the lower
Village within easy walking distance to the Train and the
Village waterfront. Our Carriage House is the only one like
it in the Village.
